Is there an application and administration fee? If so, what are they?

What lease terms do you offer (6, 9, 12 months)?
We offer lease agreements with a 12-month term.
How much is the security deposit?
The security deposit is $350.
Is there a deposit alternative option?
We do not offer an alternative option in place of the security deposit.
Is renter’s insurance required?
Renters insurance is required for all residents.
When is my rent due?
Rent is due on the 1st day of each month.
How do I pay my rent?
To pay your rent online you will go into Loft Living and head to the Payment Center. You are able to make one-time payments or set up recurring monthly payments. You may also pay your rent by check. For your convenience, a rent drop box is located in the package room.
Are any utilities included?
Your monthly rent includes electric, water, high-speed internet, valet trash, and pest control
Are there additional fees I should expect?
If you choose to rent a storage unit or a reserved parking space, additional monthly fees will apply.
How do residents submit maintenance requests?
If you’re a resident, please submit all maintenance requests through the Loft Living resident portal.
Using the portal ensures your request is properly logged, tracked, and routed to the maintenance team as quickly as possible.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request?
Acclaim proudly provides 24-hour emergency maintenance service, 7 days a week to ensure the safety and comfort of our residents.

Emergency Maintenance Situations Include:
– Inoperative smoke alarm
– Inoperable entrance door lock
– Kitchen sink stopped up*
– Inoperative stove*
– Water leak*
– Inoperative refrigerator/freezer
– Overflowing or broken toilet causing leaks*
– Broken window
– Stopped up toilet*
– No AC or heat*
– No hot water

*Before requesting emergency maintenance service, please review the guidelines below to determine if your situation qualifies:
– Kitchen Sink Stopped Up
– Considered an emergency between 8:00 AM and 5:00 PM.
– Do not use drain cleaners such as Drano or Liquid Plumber. These products contain powerful chemicals that can cause serious personal injury and may damage plumbing, especially if there is a blockage. Please avoid using chemical drain openers.
– No Air Conditioning / Heat
– Considered an emergency when the outside temperature is 70°F or above/below, or is forecasted to reach 70°F or above/below at the time of the request.
– Inoperative Stove
– Considered an emergency if two burners on the same side are not working or if the oven is not functioning.
– Power Outage
– Considered an emergency when 50% or more of the apartment’s power is out (more than half of lights, outlets, and appliances).
– It is also considered an emergency if both the refrigerator and stove have no power.
– Malfunctioning Toilet
– Considered an emergency if the apartment has only one toilet, and the resident has first attempted to resolve the issue using a plunger.
– Water Leak
Considered an emergency if:
– Water is leaking into your apartment
– A faucet will not shut off
– Water may overflow into another apartment

In these situations, a maintenance technician will respond at any time.
Is there a technology package at this property? (If yes, what does it include?)
Each apartment includes a dedicated router, and wireless internet service is provided as part of your rent.
Do the apartments have a washer/dryer? If not, is there a laundry service available on site? (Include cost if so)
Every apartment home comes equipped with a washer and dryer for your convenience.
Is parking available and is it included?
Parking is available at no cost for residents.
Is the community pet friendly?

What is the pet policy including fees, restrictions and how many pets are allowed per apartment?
Each apartment may have a maximum of two pets. A monthly pet rent of $25 per pet applies, and prior approval is required.

Dog guidelines:
– Dogs must weigh 35 lbs or less.
– Dogs between 25–35 lbs must reside on the first floor.
– The following breeds are not allowed: Pit Bull Terrier/Staffordshire Terrier, Chow, Spitz, and Akita.

Additional restrictions:
No animals—including mammals, reptiles, birds, fish, rodents, or insects—are permitted in the dwelling or anywhere in the community, even temporarily, for units that fall under restricted guidelines.
Do you offer furnished apartments?
We do not offer furnished apartments; all units are unfurnished.
Is there reserved parking or personal garages available (include additional fees)?
The community offers a limited number of reserved parking spaces for $50 per month.
What amenities does this property have?
The community provides a full activities calendar, with an average of three events daily. Residents can enjoy amenities such as a heated indoor pool, fitness center, botanical lounge, makers loft, library, resident art gallery, puzzle room, and fiber arts studio.

The outdoor courtyard offers a fire pit, grilling station, and raised garden beds.
How do I schedule a tour at this community?
To schedule a tour of the community, you may contact the leasing office directly by phone or book a tour through our website.
Do you offer in-person, virtual or self-guided tours?
The community offers both in-person and virtual tour options.
How soon can I move in?
You can move in as soon as you select an apartment, are approved following a background and credit check, and have paid the required fees and security deposit.
How do I apply for an apartment?
Applications for an apartment can be submitted online via the website or in person at the leasing office using a paper form.
What are the income and credit requirements?
